Selling a home should not require giving up tens of thousands of dollars simply because “that’s how it’s always been done."
Liberty House Realty was built to challenge one of the most entrenched and expensive assumptions in residential real estate: that homeowners must pay a 6% commission regardless of their home’s price, the actual work performed, or the results delivered.
We serve Nashville homeowners (Middle Tennessee) who want full-service representation without surrendering unnecessary equity. Our flat-fee model exists for one reason to give sellers a smarter, more transparent way to sell their home while keeping more of what they’ve earned.
This is not a stripped-down service, and it is not a shortcut. It is a deliberate rejection of a pricing model that persists largely because sellers have been conditioned to accept it not because it consistently delivers commensurate value.
Liberty House Realty was not created in a vacuum. It was shaped by years of working directly with homeowners during some of the most financially stressful real estate conditions imaginable.
Early on, a clear pattern emerged: sellers were paying full commissions even when transactions stalled, prices dropped, or deals fell apart entirely. In difficult markets, homeowners absorbed the risk while the cost structure of traditional brokerage remained largely unchanged.
Over time, it became evident that commission percentage and actual value delivered were rarely aligned. The work required to sell a home does not scale with the price of the home, yet the cost to the seller often does, sometimes by tens of thousands of dollars.
That imbalance is why we don’t charge a percentage. By separating service from sale price, we created a flat-fee structure that prioritizes seller outcomes, transparency, and equity preservation regardless of market conditions.
• Full-service representation at a flat fee
• Thousands saved compared to 6% commission models
• Local Nashville market expertise
• Transparent pricing with no percentage-based surprises
• Professional guidance through pricing, negotiation, and closing
Choosing a flat-fee structure should not mean sacrificing professional guidance, market expertise, or negotiation support. Our service was designed to deliver the same core representation sellers expect from a traditional brokerage without tying the cost to the price of the home.
We provide strategic pricing guidance, MLS exposure, professional marketing, offer management, and contract negotiation, along with experienced support through inspections, appraisals, and closing. Sellers are represented at every stage of the transaction, from listing to final settlement.
The difference is not what we do, but how we price it. By removing percentage-based commissions, we align our incentives with seller outcomes and focus on execution rather than commission size.
Our role is to guide, protect, and advocate for homeowners throughout the sale process while ensuring they retain more of their equity at closing.
A flat-fee approach is not the right fit for every homeowner, and we’re upfront about that.
Sellers who benefit most from our model are those who value transparency, want professional guidance without percentage-based pricing, and understand that service quality does not have to scale with commission size.
In certain situations, such as highly specialized properties or sellers who prefer a traditional percentage structure, another model may be more appropriate.
Our goal is not to convince every homeowner to choose a flat fee. Our goal is to offer a smarter alternative for sellers who want full representation while keeping more of their equity.
